This contract began as a field observation requested for JHAI to visit over 150 school campuses and verify existing conditions and create detailed program reports onto necessary improvements bringing the schools to current accessible code standards. JHAI was hired as access compliance experts in ADA regulations and institutional experience. JHAI worked on every aspect of code compliance ranging from site accessibility and entrance door way standards to playground equipment and bathroom requirements. After completing the verification phase on these campuses JHAI was granted the next phase of the project. The next step was designing, completing construction documents, receiving approvals from LAUSD and DSA, assisting with the bid process, and construction administration. We worked very closely with LAUSD project managers and their independent inspectors.
Schools
JHAI worked with the Los Encinos School Charter to increase the size of their school and upgrade their buildings street appearance. The school is located in an existing 2 story commercial building along Ventura Blvd. in Encino, CA. We redesigned approximately 5,000 s.f. on the second floor to accommodate the school's new curriculum by adding new state of the art classroom and labs. We worked with the School Board to maximize the use of their facilities while keeping within their budget. The entire Board of Directors loved this new design. Los Encinos School is a client very interested in environmental friendly features. They have existing solar panels on the roof. The client hired JHAI to continue the modernization of their building using green materials.

This design build project consisted of the addition of a 1,200 square feet and 20 foot high sound stage. Our responsibilities included upgrading existing toilet facilities and exits as required, as well as performing a parking analysis for maximum parking lot capacity. The client wanted to make the sound stage a flexible sound stage so students could experiment and use if for different things. We also verified the permit information registered with City, and zoning property and restrictions. We assisted the owner with an analysis of development alternatives for the purpose of determining the scope and character of the project; a site and floor plan, professional services fee proposals and consultant coordination. We achieved all entitlement approvals. The project had many governmental permitting processes and issues requiring us to assist the owner at hearings, filing and processing for government authority approvals. We went through Los Angeles City review and neighbor review to have the project fully entitled and receive condition-use permit. We had multiple projects with this client that involved tenant improvements as well as reconfiguration of offices and permitting.
